STRO acquired the vacant, obsolete office building on an as-is basis in July 2021, identifying a strategic opportunity to convert the site for modern industrial use in a historically office-centric corridor.
Working closely with municipal counsel and community stakeholders, STRO helped advance a borough-wide rezoning initiative to permit warehouse/distribution uses. Following zoning approval in 2022, STRO secured full site plan approvals and commenced construction in 2024. The project was fully pre-leased in advance of vertical construction.
Delivered in summer 2025, the 137,000 SF facility features 36’ clear heights, 20 loading positions, and 36 trailer stalls. The building is anchored by PIMS—a long-standing STRO tenant—who relocated from another STRO-owned facility and doubled its operational footprint.
